Welcome to the Stader House Bed & Breakfast website (“Site”). By accessing or using this Site, you agree to these Terms & Conditions (“Terms”). If you do not agree, please do not use the Site.

Stader House Bed & Breakfast (“Stader House,” “we,” “our,” or “us”) operates a bed and breakfast located in Vine Grove, Kentucky.

2) Use of the Website

You agree to use this Site for lawful purposes only and not to:

At this time, Stader House does not accept online payments or process reservations through an online booking platform directly on this Site. Reservation requests may be handled via phone, email, or an inquiry form.

If we add online booking and/or payment processing in the future, additional terms may apply, and we may update these Terms accordingly.

5) Inquiries and Communications

If you submit an inquiry through the Site, you agree that:

6) Intellectual Property

These Terms are governed by the laws of the Commonwealth of Kentucky, without regard to conflict-of-law principles. Any disputes arising under these Terms will be handled in the appropriate courts located in Kentucky, unless otherwise required by law.

13) House Policies

These House Policies are intended to help create a comfortable, safe, and restful experience for all guests at Stader House Bed & Breakfast in Vine Grove, Kentucky. By booking and/or staying with us, you agree to follow these policies.

Check-In / Check-Out

Check-in: 3:00 PM – 7:00 PM (or by prior arrangement)
Check-out: By 11:00 AM
If you expect to arrive outside normal check-in hours, please contact us in advance so we can do our best to accommodate you.

Reservations & Deposits

Reservations are confirmed once you receive confirmation from Stader House (by phone, email, or written message).
A deposit may be required to hold certain dates, especially during peak seasons or special events. If a deposit is required, we will communicate the amount and due date before confirming the reservation.

Cancellation Policy

Cancellations must be made at least 48 hours prior to the scheduled check-in date to avoid any cancellation fee.
Cancellations made within 48 hours of check-in, no-shows, or early departures may be charged up to one night’s stay (and/or forfeiture of any deposit), depending on circumstances.
If we can rebook the room for the canceled dates, we may reduce or waive applicable fees at our discretion.

Payment

Currently, we do not accept online payments through our website.
Payment options (cash, card, or other methods) will be communicated at the time of booking or check-in.
If online payments are added in the future, these policies may be updated accordingly.

Occupancy

Guests must respect the maximum occupancy for each room.
Only registered guests are permitted on the property unless prior approval is given.

Smoking / Vaping

Stader House is a non-smoking property. Smoking or vaping is not permitted inside the home.
If smoking is permitted in designated outdoor areas, guests must use provided receptacles and dispose of materials properly.
A cleaning fee may apply if smoke odors or related damage are found inside.

Pets

Pets are not permitted unless explicitly stated at booking (for example, approved service animals).
If pets are permitted by exception, additional terms and/or fees may apply.

Service Animals

We welcome guests with service animals as defined by applicable law.
Please notify us in advance so we can best prepare for your stay.

Quiet Hours

Quiet hours: 10:00 PM – 7:00 AM
Please be mindful of other guests and neighbors.

Breakfast & Dietary Needs

Breakfast is provided during posted hours (or as communicated at check-in).
We can try to accommodate certain dietary needs with advance notice, but we cannot guarantee an allergen-free kitchen environment.

Property Care & Damages

Guests are responsible for keeping rooms and common areas in good condition. Any damage, missing items, or excessive cleaning needs may result in additional charges.

Safety & Security

Guests should keep doors locked and secure personal belongings.
Weapons, illegal substances, and illegal activity are not permitted on the property.
We may refuse service or end a stay without refund for behavior that threatens safety, violates the law, or significantly disrupts other guests.

Lost & Found

We will make a reasonable effort to contact guests regarding items left behind. Unclaimed items may be donated or disposed of after a reasonable period. Shipping costs for returned items are the guest’s responsibility.

Photos & Content

We may take photos of rooms and common areas for marketing purposes. We will not intentionally publish identifiable photos of guests without permission.

Weather, Emergencies, and Unavoidable Events

In the event of severe weather, utility outages, or circumstances beyond our control, we will work with guests in good faith. Refunds or credits (if any) are handled case-by-case based on the nature of the event and costs already incurred.
